Overview:
Croatia has adopted a new Mediation in Real Estate Transactions Act to increase transparency and strengthen consumer protection in the property market.
Key Changes
Agency fees must now be clearly defined in a written contract. Buyers and tenants can only be charged if they have signed a mediation agreement, and upfront commissions are no longer allowed. Stricter rules also apply to dual representation and property advertising, including mandatory owner consent for listings.
Important Notes
The law enhances protection during property viewings by removing any obligation to sign payment-related agreements. It is expected to reduce disputes and align Croatia with European standards.
